Chances are, if you have the budget to buy in downtown Toronto, you’ve got a high-level job at a place like this. While it can be nice to look at a picket fence when you go home, the long hours you work to get ahead won’t give you a lot of free time once you factor in the long commute to the suburbs. Buying a condo or renting an apartment in the Bay/Bloor area is a much more sustainable choice, since it will take you only minutes to walk to and from work.</p>

There are plenty of high and medium rise buildings that offer elegance without opulence, dropping the price tag down into the range of hard working doctors or financial planners that aren’t necessarily on the company board. Buildings like the Opera Place offer everything you need: a concierge service, fitness facility, common area, and parking, at prices ranging from $150,000 to $500,000 depending on the size of the suite. If you are looking to purchase one of the Bay Bloor condos in the area you may want to look into what the College Park Condos have to offer.</p>
<p>The exclusiveness of the Bay/Bloor area and its retail focus mean that it’s relatively quiet at night, allowing you to relax and enjoy your time off without throbbing dance club beats drifting in through the balcony doors. If you do feel the need to get your groove on, Yorkville &#8211; the dancing, dining, and entertainment district &#8211; is only a few blocks away. You can dine at a five-star restaurant, attend a sports game, a concert, or a play, then dance the night away, all within a few minutes walk from home.</p>

			<content:encoded><![CDATA[<p>The district of Yorkville in Toronto once used to be a village, but you wouldn’t know that from looking at it today. With its towering skyline of glinting metal and sparkling glass, you’d assume it was placed upon the Toronto waterfront by a race of technologically advanced super builders. Although it’s officially part of The Annex, Yorkville is very different from the residential area we all think of as The Annex. Gone are the sprawling brick brownstone houses and quiet streets, replaced by a thriving shopping district with some of the finest upscale art and housing Toronto has to offer.</p>
<p>There are several types of real estate to be had in Yorkville, but it may surprise you to know that single family homes, or even row houses, have long since ceased to be a part of the property equation in this neighbourhood. The district that in the 1960s and 1970s was home to old houses, cheap rents, and the driving forces behind the Canadian counter-culture movement has largely been razed to make way for high rises. The increasing population density meant more space was needed: and fast. The few homes that were spared are no longer residential: they house fashionable cafes, expensive boutiques, and high-end restaurants.</p>
<p>What little living space there is in Yorkville that is not an apartment or a condominium comes in the form of hotel rooms. Some of Toronto’s most expensive hotels are located in Yorkville: all high rises, of course. There’s the Four Seasons, the Park Hyatt, the Windsor Arms, and the Hazelton, just to name a few. Each one offers striking architecture, opulent decor, and staff in full livery, naturally accompanied by a hefty price tag. Regular room rates in most of them start around $500 per night and then spiral upward into the thousands for larger suites, which makes this neighbourhood the domain of the elite: celebrities, politicians, and business executives.</p>
<p>If you’re not in the market for living space, your other option when buying property in Yorkville is retail space. The Bloor Street area of Yorkville is the third most expensive shopping district in North America, with shop fronts costing upwards of $300 per square foot to lease. This may seem steep, but when you’re earning more than $4,500 per square foot in sales, it’s worth it. Tenants in Yorkville’s retail space include some of the world’s largest luxury retailers, such as Prada, Hermes, Gucci, Louis Vitton, and Rolls Royce. There’s no doubt about it: if you’re looking for commercial real estate, Yorkville has Toronto’s best.</p>

It’s only natural that this modern upscale charm would extend to living quarters as well. The area’s popularity means residential development has gone up rather than out, with high rise condominiums being the norm, many of which have price tags in the millions of dollars. Major hotels like the Four Seasons and the Hazelton have gotten in on this trend as well as real estate developers, offering personal residences to frequent visitors. Permanent residents, however, are more likely to choose buildings like the ones below.</p>
<p>The Prince Arthur is the pinnacle of Yorkville condominiums, widely regarded as one of the most elegant residential towers in the neighbourhood if not the city. Its distinctive arched entranceway deliberately evokes a sense of old-world European style, despite the fact that the building was actually completed in 1999. Relatively low-rising for a Yorkville residence, the Prince Arthur ranges from 6 to 24 storeys and contains 150 custom designed suites. Current prices are around $757 per square foot, and suites range from around 1,300 square feet to over 4,000, putting the most expensive condos at around 4 million dollars. Building amenities include parking, storage, sauna, gym, games and multimedia rooms, and restaurants.</p>
<p>Another elegant building is 10 Bellair, a residential tower where the stylistic look leans more toward contemporary than historic. The atmosphere here is very Manhattan socialite, rendered in hardwood and marble, complete with its own exclusive club. The Bellair Club, as the two-storey recreation centre is known, is for the exclusive use of residents, as is the ballroom and in-house catering service. There are 125 suites at 10 Bellair, some as small as 375 square feet, others as large as 4,000. With a price per square foot of $712, that puts 10 Bellair’s most expensive offerings at nearly 3 million dollars.</p>
<p>One St. Thomas, the third of our trio of Yorkville condominium real estate rulers, is another fairly small building at only 29 storeys, built in the Art Deco style of the 1930s. The unique selling point here is that One St. Thomas offers more than simply condos. Though there are 72 suites ranging in size from 1200 to 7000 square feet, One St. Thomas also offers four town homes, such as you could once own in the neighbourhood before the spate of redevelopment in the 1990s. Amenities include concierge service, valet parking, parking, car washing, pool, exercise facilities, and lounge. Prices per square foot are an average of $955, placing the largest suites in the 6-7 million dollar range.</p>
